Mokrushin: Real estate tax system in Tajikistan doesn't take into account differences

The current property tax system in Tajikistan is flat and doesn't take into account differences in market values, which reduces its fairness and fiscal efficiency, Oleg Mokrushin, a representative of the International Association for Regional Development, said at WUF13 in Baku, Report informs.
According to him, the country uses a fixed tax base for calculating residential property taxes, resulting in a uniform tax burden for properties with different market values.
He cited the example of a 120-square-meter apartment taxed at approximately 345 somoni per year, equivalent to approximately $35.
"Under the current model, the tax burden is the same for both the capital's central districts and the outlying areas, despite significant differences in property market values," he noted.
He added that this approach doesn't stimulate regional development or contribute to the growth of municipal tax bases.
